On March 13, 2025, Val d’Europe, the region surrounding Disneyland Paris, launches a new development phase. Following three years of discussions among local communities, authorities, and Euro Disney, a strategic plan for 2025 to 2040 has been set. Over 200,000 square meters of space will drive economic growth and tourism in the Île-de-France region.

Strategic Vision for the Future

The collaboration between Val d’Europe Agglomération, Département Seine-et-Marne, Région Île-de-France, RATP, the French state, EpaFrance, and Euro Disney has produced a clear roadmap. With substantial land reserves, Val d’Europe will expand its offerings for businesses and investors. The plan includes 112,000 square meters of office space and 90,000 square meters for uses yet to be defined. EpaFrance oversees the development of ZACs in areas such as Center Urbain du Val d’Europe in the Pointe de Chessy and Est-TGV sectors of Chessy and Serris, ZAC des Studios et Congrès in Chessy, ZAC des Trois Ormes in Coupvray, ZAC des Gassets et Pré de Claye in Serris, ZAC de la Motte in Serris and Bailly-Romainvilliers, and ZAC des Deux Golfs in Bailly-Romainvilliers and Magny-le-Hongre. These projects span 44 hectares of economic activity and aim to reach 80,000 residents and jobs by 2040.

Val d’Europe solidifies its role as an economic center near Paris. Businesses praise the region: 96% associate it with a positive image, and 9 out of 10 recommend it as a location. Accessibility and quality of life stand out as key draws. The flexible, divisible spaces suit both large corporations and SMEs. Stakeholders promote a diverse economy to ensure long-term vitality, targeting strategic land marketing to boost appeal and strengthen ties to the heart of Europe.

Tourism Powerhouse: Disneyland Paris Shines

Since opening in 1992, Disneyland Paris has welcomed over 375 million visitors and boasts France’s third-largest hotel capacity. Center Parcs-Villages Nature Paris, just an hour’s drive from Paris, enhances the tourism appeal with family vacations in a wooded setting. In spring 2025, 33,000 square meters of holiday homes will be completed. By 2040, plans call for 1,800 additional hotel rooms to expand capacity and support diverse projects, keeping Val d’Europe a top French tourism destination.

Sustainability at the Core

Christophe Giral, Real Estate Director at Real Estate Development by Euro Disney, emphasizes sustainable planning. Alongside offices and hotels, 6,000 homes and 1,880 residences, including social housing, will rise. The “15-minute city” concept integrates services and 20,000 square meters of retail space into new buildings to enhance quality of life. Euro Disney relies on partners like Val d’Europe Agglomération and EpaFrance to craft an ambitious vision that blends housing, hotels, offices, and shops harmoniously.

Mobility and Climate Adaptation

Transportation will improve, prioritizing alternatives to private vehicles. Urban planning adapts to climate change with CO₂ reduction, renewable energy, reduced soil sealing, and green and blue networks to ensure resilience. Laurent Girometti, CEO of EpaMarne-EpaFrance, highlights the balance of economic activity, housing, and public spaces. Proven Success as Foundation

Since the 1987 Convention, the population has increased sevenfold. With a 6.8% unemployment rate, an average household income of €26,000 annually, and 94% of residents holding a positive view, Val d’Europe thrives. Philippe Descrouet, Chairman of Val d’Europe Agglomération, praises the balanced community where eight in ten residents feel a strong connection. Policies aim to align resident numbers with jobs, building on past achievements for future growth through 2040.
